DEVELOPMENT
The Goldberg Companies/GCI Development team identifies opportunities for new development and redevelopment of existing assets, drives the market analysis, underwriting, and concept planning for these opportunities and delivers a fully entitled and custom-designed project to GCI Construction for permitting and execution.

CONSTRUCTION
GCI Construction is a full-service general contractor that takes GCI projects from conception to completion.  Focused on long-term ownership and management of the GCI portfolio, GCI Construction adheres to best practices and utilizes the highest quality construction methods and materials. Our efforts encompass site analysis, project design, construction estimating, budgets and accounting, bidding and assignment of work scopes, permitting and entitlements, quality control, and site oversight. GCI Construction has built over eight thousand units, and currently builds up to six projects simultaneously. Each property is built for long-term ownership, lifetime functionality and appeal.

ACQUISITIONS
GCI Acquisitions is focused on the identification, contract and entitlement (rezoning/value creation preferred) of land for the development of multifamily and mixed-use communities with a minimum of 300 units. We prefer to source unentitled land in the most desirable submarkets within our geographic footprint, and work with communities, stakeholders and elected officials to place make, neighborhoods that GCI will own and manage for generations. Additionally, GCI will also consider the contract of properties that have not traditionally fit GCI’s Multifamily Acquisition Strategy, but rather allow GCI to leverage its expertise and market knowledge to create value in the “Path of Growth” from expanding submarkets already identified by GCI. GCI will consider entitling land for a mix of uses including retail/office, single family homes, townhomes, and future MF development.
